Choosing a service, answered.
Start with your situation: buying or selling points to a residential inspection, a carrier request points to insurance inspections, an acquisition points to investor or commercial services, and a specific concern points to a maintenance & readiness or diagnostic service. The decision guide on this page maps each situation to the right service, or call (877) 699-3299 and we'll recommend the correct scope in one conversation.
A buyer home inspection is a comprehensive evaluation of the entire property for your purchase decision. A 4-point inspection is a short, insurance-specific report covering only the roof, electrical, plumbing, and HVAC systems in the format underwriters require. They answer different questions and are not interchangeable.
Yes. Most insurance inspections bundle naturally — wind mitigation, 4-point, and roof certification in a single visit with one coordinated report package. Specialty services like thermal imaging can be added to any residential or commercial inspection.
Within 24 hours for most inspections — every Lunar report is delivered digitally, including carrier-ready insurance forms when applicable.
Lunar serves Nassau, Duval, St. Johns, Clay, and Baker counties — from Amelia Island and Fernandina Beach through Jacksonville to St. Augustine and Ponte Vedra Beach. See the service-area directory for local details.
Every inspection is performed and signed by Brian Walker, a Certified Master Inspector licensed in Florida (HI-14111) whose background includes contracted housing inspections supporting U.S. Army housing programs — not a subcontracted crew.
